BUILD-TO-SUIT

Warner Communications needed to locate a 12 acre site in New Jersey to construct a 150,000 sq. ft. office, warehouse and distribution facility. They worked for many months with a local broker and several developers, but were unsuccessful in their efforts to locate a suitable site in an acceptable location. Their timing was critical. Since I had a successful track record with them in the Chicago metropolitan area spanning 15 years, including numerous office and industrial transactions, they called upon me for help.

I traveled to New Jersey and in a few months located the site, interviewed several developers and general contractors and negotiated a build-to-suit transaction that met all of their requirements. The building was designed to their specifications, constructed on time and within budget. It has exceeded their expectations and is one of their finest operational facilities.
